Cleanout Installation & Repair in San Jose, CA
A sewer cleanout is the capped opening that lets a plumber reach your sewer line without pulling a toilet or going down the roof vent. If your house has none, or nobody can find it, every sewer call starts slower than it should, and cleanout installation fixes that.
Signs you need this
What San José requires
Installing a property line cleanout takes a plumbing permit in San José. The City requires one when the building sewer is replaced or repaired at the property line, or when a septic system is removed and the house is connected to the City sewer. It goes on your side, within 5 feet of the property line (usually just behind the sidewalk), inside an approved concrete box, and the owner is responsible for installing and maintaining it, per City of San José Bulletin #276.
You may want one even when nothing requires it. With a property line cleanout in place, the City will clear stoppages between that cleanout and the City sewer at no cost to the owner, subject to the Department of Transportation's terms (same bulletin).
If nobody can find your cleanout, every sewer call starts slower than it should.
Two way cleanouts
A two way cleanout lets a cable or a camera go toward the house or toward the street from the same opening, which makes the next camera inspection or main line clearing quicker. The photos on this page show two we installed with new sewer pipe.
Before backfill, the new pipe and the cleanout stay uncovered for the City inspector (Bulletin #276).
How the job runs
- 1Locate the sewer line and how deep it runs
- 2Pull the plumbing permit
- 3Cut in the cleanout and set the concrete box
- 4Leave it open for the City inspection, then backfill
